San Pablo is a medium-sized town, with a population of around 30,000 people. Almost entirely surrounded by the city of Richmond, San Pablo doesn't have much room for substantial growth, so it's one of those rare instances where what you see is what you get.

In addition, its also a location that offers a fairly broad mix of housing styles and options, especially for a town of only 30,000 people. Many condos you'll see on the market will be priced under $300,000, even while still providing plenty of living space and even a few extra amenities in some cases as well. Additionally, most cottage-style single-family residences in San Pablo fall somewhere between $300,000 and $400,000, and even larger homes for sale in town don't typically exceed $600,000, making it a great place to consider if you're looking to make that long-awaited transition from renting to owning.
Loaded with shopping centers, chain restaurants, and big box shopping outlets, San Pablo looks much like a typical suburban community, and its close proximity to several major highways also helps make it a relatively conveniently place to live in the East Bay as well. Along with all the shopping and dining you'll find scattered throughout the area, Contra Costa College also calls San Pablo home, and the Richmond Country Club is located just north of town, which is nice to have around if you're somebody who enjoys spending an afternoon outside on the golf course.
