Rio Nido is a small resort community on Sonoma County's Russian River, midway between Windsor and Jenner.  Set in the midst of redwood forests, Rio Nido was originally a lumber and mill town - with a mill owned and operated by the Korbel family.  Today the Korbel wine cellars are located on the site of the original milling operation.

Throughout the Big Band era, Rio Nido - as well as Guerneville, Monte Rio, and other towns along the Russian River - flourished as summertime resort communities.  Rio Nido hosted nightly music and dancing in its open-air pavilion, evening bonfires, and silent movies.  Today Rio Nido remains a popular vacation spot, but has also been discovered by a handful of full-time residents; and, as in bygone days, there is always something to do from music and theater, annual BBQs, festivals, and chili cook-offs to hiking and biking in the nearby Armstrong Woods, boating and swimming, or a simple round of golf at the Northwood Golf Club in nearby Monte Rio.

Set into the redwood forested canyons north of the Russian River, homes in Rio Nido are, for the most part, small and rustic in keeping with the woodsy feel of the area.  Many of the cabins and bungalows in Rio Nido were built in the early to mid 1900s, although there are a few newer, contemporary homes in Rio Nido as well.

Although Rio Nido has its own post office and identity as a separate community, it is very small and completely surrounded by the larger town of Guerneville, meaning that homes do not often come up for sale in Rio Nido.  However, if you are looking for a primary home, vacation home, or an income property for vacation rentals, real estate in Rio Nido offers a great opportunity to maximize your real estate dollar.

For a small town that only has a population of around 600 people or so, there’s more to Rio Nido than you may think. Greeting visitors at the edge of town is the popular Rio Nido Roadhouse—a local institution that’s famous for tasty bar food and live music performances on its outdoor stage. Just a few short steps away, the 1920s-built Rio Nido Lodge is also an established part of downtown Rio Nido, which is where plenty of famous performers have stayed over the years, including Janis Joplin, Carlos Santana, and Jerry Garcia just to name a few. Rio Nido also lies right alongside the banks of the Russian River, adding to the gorgeous natural scenery that’s easy to get lost in, regardless of whether you live here or just happen to be passing through. And for added convenience, whatever amenities you can’t find in the immediate Rio Nido area, Santa Rosa is also only short 30 minute drive away.

As a small town that feels tucked away in the middle of a forest, cabins and small to mid-size A-frame homes dominate Rio Nido’s housing landscape. But because it’s also one of Sonoma County’s smaller communities, options can sometimes be limited. Entry-level homes for sale in Rio Nido are relatively affordable for the Bay Area and sometimes priced below $500,000. But look for most houses to fall somewhere between $600,000 and $900,000, which often includes a decent size lot for added privacy and seclusion.
