Richmond Real Estate Market

Richmond has a population around 110,000 people, making it one of Contra Costa County's largest cities. Among the many things that make the local Richmond housing market appealing are all the waterfront recreational amenities and even a number of waterfront homes and condo developments as well, which are usually in pretty high demand. For vintage home lovers or anybody who appreciates classic architecture, the Point Richmond neighborhood or anything close to downtown offers some incredibly desirable options and opportunities you may want to consider, or check out the fabulous Marina Bay community if being close to the water is more your speed. Entry level condos and townhouses in Richmond usually start somewhere close to $300,000, although choices at this price point are usually fairly limited. As for single-family homes for sale in Richmond, look for most to start somewhere in the neighborhood of $400,000 to $500,000, but cheaper options may also be available in the cottage-style home and fixer-upper categories.

Richmond CA has many neighborhoods. Marina Bay is a bayside community of contemporary homes and condominiums. Just north of Marina Bay is Point Richmond, one Richmond’s older neighborhoods. Of particular interest are some vintage homes in Point Richmond designed by prominent architects including William Wurster, R.M. Schindler, Serge Chermayeff, and John Funk. Away from the Bay, the hillside areas of Richmond, including the El Sobrante area, May Valley, Carriage Hills South and Fairmede/Hilltop, offer some nice properties — some with excellent views of the San Pablo Bay.

Homes in Richmond CA tend to be a bit more affordable than those in neighboring cities, making Richmond an attractive alternative for young families and first time Bay Area home buyers. From the exclusive Point Richmond to the suburban Country Club Vista neighborhood there is a wide variety of home styles and price points in Richmond real estate.

Richmond is a bustling East Bay community that's often described as diverse, unique, and up-and-coming. Many existing Richmond residents will be the first to point out its rather distinct small town vibe, and its location right across the San Francisco Bay from San Rafael makes it a pretty convenient place to live from a daily commute standpoint as well. Oakland lies only about 30 minutes from Richmond, and San Francisco also sits just under an hour away as well.
