Situated about 45 miles from San Francisco and almost directly in between Santa Rosa and Petaluma, Cotati is widely considered to be one of the more desirable small towns to call home in all of Sonoma County. With a population of over 7,000 people, there’s certainly plenty to see and do around the heart of downtown, and Cotati’s hexagonal downtown plaza is just one of two cities in the entire U.S. with this sort of unique layout, with Detroit being the other. Officially, Cotati is actually labeled as the smallest incorporated town in Sonoma County in terms of population, but most people who already live here love that the community has maintained such a high level of charm and character over the years.

The Cotati real estate market is about what you would expect from a small wine country town and there’s hardly ever a shortage of quaint little cottages and bungalows listed near the downtown plaza that can be a terrific entry-level option for buyers with a tight budget. Old Redwood Highway acts as Cotati’s primary commercial thoroughfare, which is where you’ll find the bulk of Cotati’s small businesses, restaurants, bars, and cafes. A number of small city-maintained parks also dot Cotati’s downtown landscape, and Sonoma State University is just a short drive up the street even though its address is technically in Rohnert Park. If you like to golf, the Foxtail Golf Club is also just a short drive away, and of course being in Sonoma County, you’ll also have the luxury of being just minutes from countless wineries and vineyards, which is perfect for any serious wine connoisseur.
