Tam Valley, Mill Valley - Shouldn't be overlooked!

Many homebuyers seek to move to Mill Valley for the family friendly community, highly rated public schools, low crime and great commute location to San Francisco. Mill Valley has a small town feel with over 25 neighborhoods.  So why would buyers discriminate buying a home from neighborhood to neighborhood? Could they be splitting hairs? It’s Mill Valley!! What more could you want in a place to call home.

It’s expensive enough to get into the real estate market in Mill Valley, why would anyone discriminate between neighborhoods? Buyers discriminate for various reasons when looking for a home; status, vibe in the neighborhood, micro-climate, access to amenities and commute.
Should they really be so picky? I can see why someone would want to live in walking distance to town, why people would prefer a slightly warmer climate, but that comes at a premium price. If you can afford the premium price, that’s fantastic!! Most buyers moving to Mill Valley just want to get into the community and the school system. If you live in any one of the 25+ neighborhoods, you still share the same school system and community. 
That’s why I want to introduce you to Tamalpais Valley (Tam Valley), Mill Valley.  Tam Valley is located between Shoreline Highway 1 and Tennessee Valley Road, and nestled up against the Golden Gate National Recreation Area. Tam Valley has its own Community Center, Parks, Shopping, Farmer’s Market and District Events.  There are  a number of different neighborhoods in Tam Valley, to name a few; Marin View, Bird Land, Little City Farms, Marin Terraces, Mountain Gate and Almonte Ridge. The people in the community are down to earth and they love to chat about what’s happening in the neighborhood.
Why do people commonly overlook this area? This area is cooler and foggier in summer months, traffic from highway one can be a diversion (but us locals know the back roads to avoid this havoc) and it’s not in ‘walking’ distance to town. Seriously, how many people are really walking to town on a daily basis? Not many. 
The same home near downtown Mill Valley can be purchased in Tam Valley for 15-20% less. First and foremost, I think buyers need to consider the home they are purchasing for their needs and lifestyle. Some people don’t mind squeezing their family of 4 into a 1200 square foot $1,000,000 home near downtown, but what if you need more space? How about 1600 square feet for $800,000? Or 2400 square feet for $1.4M in Tam Valley vs. $1.8 near downtown. I can show you example after example if you need to see proof.
