Buyers entering the real estate market are more savvy today than ever before. Prior to the internet age, buyers relied heavily on their Realtor to feed them information and listings and wouldn’t even begin their search until meeting with and committing to a Realtor. Now, at least 90% of buyers start their search online, research the process and properties for months, often years before calling a Realtor.
In this new age of information, we as Realtors need to work even harder to find and maintain buyer clients and we do this by providing value and insight into the process. We offer our knowledge of the specific cities and neighborhoods in our market, inside scoop on upcoming listings, and our connection and relationship with other agents.
Even though<a href="https://www.bayareamodern.com/blog/tags/first-time-home-buyer/"> first time buyers, or buyers re-entering the market</a>, have an endless supply of information and knowledge about the market there are two things they typically don’t know or aren’t aware of.
1 Realtors don’t get paid until their clients purchase a home and escrow closes.
2 We, as realtors, keep our clients top of mind, every day, before, during and after the home search and buying process. Once you commit to us we are always working for you until and beyond finding you the perfect home.
In our market, sellers typically pay all the sales commission. An amount (usually a % of the final sale price) Is negotiated in the listing agreement. This is usually split 50/50 between the listing agent and the buyers (or selling) agent. Realtors work 100% on commission, there isn’t a base salary or incremental payments made by buyers or sellers.
In a strong seller’s market with low inventory and high demand the timeframe to find the perfect home can be much longer and involve seeing numerous homes and writing several offers before finding the right home. I have worked with buyers for 1 month and up to 2+ years before they find the perfect home for them. I always tell my clients that finding the right home is a process and one that is unique to each buyer. It could take a week or it could take 2 years and I will work with them until we find that perfect home.
During that two years, any good agent, will have their client “top of mind”. This means every day, every time we look at the MLS, talk to another Realtor, preview a home we are thinking about that client. We leave our families on a Sunday morning to show them a home. We drive around to sometimes 100’s of homes so they don’t have to. We network, attend meetings and scour the MLS to make sure we are on top of any upcoming and new listings.
Even though buyers search properties online for months before getting in a realtor’s car and seeing homes in person they often don’t know what they want. There are so many factors to consider that, as a first-time buyer, you have never considered. Do you want to live in the hills and have a view? Do you want to be able to walk to town? What about location of bedrooms – all on one level or split up? How much backyard space do you want? What about a pool? What is an ideal commute time? These are just some of the criteria we help our clients figure out and often they need to walk through several homes in various cities and neighborhoods to figure it out.
During this process buyers discover, with the help of their agents, what is important to them and what they are willing to compromise on. The house they end up with is often not the house they thought they were looking for. I worked with a couple that absolutely wanted a two-story home and ended up buying a stunning one level ranch style home.
Keep in mind. When working with buyers for an extended period We may write one, two, five or even 10 offers for clients before they find that perfect combination of motivation and willingness to do what it takes to be the winning offer. If we spend two years working with a buyer, writing offers, previewing properties, driving them around to see homes, checking and following up with other agents we are working on the faith that they will eventually purchase a home.

It’s a process. A process that shouldn’t be rushed and as a Realtor, that works with a lot of buyers, it’s my job to figure out what each client needs and creatively nudge and pry and question and listen to get them into the perfect home for them. The reward for all the hard work of the client is finding the perfect house for them. giving homeowners older than 55 a one-time property tax break when they sell
their primary residence and buy a replacement property of equal or lesser
value. The California Association of Realtors <a href="http://www.car.org/governmentaffairs/stategovernmentaffairs/LegProgram">(CAR) sponsored legislation</a> that
would have extended this tax break to Seniors who buy a more expensive home.
The thinking behind this Bill, which didn't make it out of the Appropriations
Committee, is that many times Seniors have to spend more money to downsize to a
newer home or one with a more age-friendly floor plan. This prevents many empty
nesters from selling big homes they no longer need or want because they can't
afford to take on a higher property tax bill.
If they were able to move, it would increase the supply of homes for young
families. It might also help the move-up
buyer who needs a bigger home for a growing family and would get them to sell
their homes and therefore increase the supply of homes for first time home buyers. In high cost counties like Marin, this could definitely incentivize Seniors who want to sell.This is how it works; today with <a href="http://www.car.org/governmentaffairs/localgovernmentaffairs/prop90/">Prop. 60 and 90</a>, seniors
who sell their home before buying a replacement property can spend up to 5%
more on a new home if they buy it within a year, or up to 10% more if they buy
within 2 years. But, if they buy first
and sell later, they can't spend even
$1 more on the new home. The Bill proposed by CAR would amend Props. 60
and 90 so seniors could transfer their assessed value to a more expensive home,
but the difference in market value between the old and new homes would be added
to their value. So for example, if a
Senior sold their primary residence for $1.1 million and purchased a
replacement property for $1.2 million, they could carry over the tax base, but
it would increase by $100,000.Some argue that this Bill would cut property tax revenue but
that only looks at one side of the equation.
When a Senior sells his/her home, it gets reassessed at market value
which increases property tax revenue. If
a Senior buys a more expensive home, they will be paying additional property taxes
which also increases tax revenue.This Bill isn't dead. CAR plans to reintroduce it in the Assemby. For Marin Seniors who are in a position to take advantage of a once-in-a-lifetime opportunity to use Props. 60 or 90, it could unlock their equity and help them get into a home that is more manageable. Are You Considering a Floating Home Purchase: Part 3

Congratulations! Escrow has closed and your Realtor has just
handed you the keys to your very own piece of waterfront heaven! However, your
home is so much more then just a waterfront home. You are in the water.
Surrounded. Floating. You are one of approximately 425 lucky owners of a
<a href="https://www.bayareamodern.com/sausalito-floating-homes.php">Sausalito, CA Floating home</a>.
My three-part series on Floating homes is a reality check
for the 100's of dreamers out there considering a floating home purchase.
Floating homes have been a part of my life since I was a
little kid. My mom would bring us to visit friends on the docks and when I
walked onto the boats I was mesmerized. Seriously, a home that is a boat,
floating in the bay? There was nothing better. It was a magical world with koi
fish ponds, portholes to the water and super 60's décor! I have a deep and
personal love of the Sausalito floating homes and have always wanted one of my
own. Someday I too will realize my floating home dream and can hopefully help
you realize yours!
The Reality of Owning a Floating Home

Your new home is in the water and subject to additional
maintenance and prevention measures not associated with other types of home
ownership. You have posts and tie ups keeping your home in place. A hull that
will need regular inspections and maintenance and an exterior that is exposed
to the harsh salt water conditions. The inspections you get during the purchase
process will be performed by floating home specialist. They will be able to
provide maintenance information on the processes that they inspect. Listen and
take note.
If you need to do maintenance or construction always consult
with and hire contractors that specialize in floating home construction. Your
realtor will be able to refer the appropriate people and as you get to know
your neighbors they will become excellent resources for handymen and
contractors. There is a finite group of contractors that work on floating homes
so you might have to adjust your timeframe based on availability.
Simplifying your Lifestyle

bit more challenging. You no longer have the luxury of a garage or parking
right outside your doorstep. Think about coming home from a trip to Costco or buying
a new piece of furniture. Yes...you will be doing more schlepping. During inspections on a floating home sale I watched a
couple come home with groceries. They had a shopping cart full of bags and were
navigating down a metal ramp to their home. What made the whole thing tricky
and a bit precarious was it happened to be low tide so the pitch of the ramp
was about 45-50 degrees steeper then it would have been at high tide. Bikes become a common and convenient mode of transportation for getting around town and doing small errands. It's a short bike ride to the <a href="http://www.molliestones.com/StoreLocator/Store_Detail_S.las?L=1" target="_blank">Molly Stone's Grocery Store</a> and several restaurants. A bit further to get to Calendonia where you can enjoy some of the best sushi in the Bay Area at <a href="http://sushiran.com/" target="_blank">Sushi Ran</a>. Continue down Bridgeway hit quaint coffee shops, bars, restaurants and the <a href="http://goldengateferry.org/schedules/Sausalito.php" target="_blank">Sausalito Ferry</a>.
The more compact living and proximity to transportation will
likely force you to simplify your lifestyle - which is a good thing! You are
trading convenience for a peaceful retreat and front row seat to nature from
inside and outside your home.
Pets & Floating Homes Pets are a big part of the lifestyle on most of the docks.
However, each dock has its own pet policy. If you have pets have your realtor
check on the pet policy by dock before pursuing any homes. Most of the docks
allow dogs and cats. Some just cats and others no pets.
Primary residence vs. Investment
You may be considering an investment purchase. Each dock has
their own rules and restrictions around renting, especially short term rentals.
Have your realtor check with the management about their rental policy. The most
common restriction is 30 day minimum rentals but I know of at least one dock
that does not allow any short term and determines other rentals on a case by
case basis.

the world fantasize about living on, renting or owning a floating home.

You are getting it back on Halloween night! Think of it as a gift of one extra hour to celebrate or if you're not usually awake after midnight you can enjoy it in the morning.I have never been a fan of the time change. Changing the time? It seems pretty arrogant and useless and seems to just mess with people's rhythms and schedules.<br />

According to this article on the <a href="http://www.timeanddate.com/time/dst/history.html" target="_blank">History of Daylight Savings,</a> the origins seem
valid. However, does the practice of changing time have any real benefit?
There doesn't seem to be any support or data to say it does. If fact, all the <a href="http://blogs.scientificamerican.com/observations/why-daylight-saving-time-should-be-eliminated/" target="_blank">articles</a> I found say
it causes more harm then good. <a href="http://blogs.scientificamerican.com/observations/why-daylight-saving-time-should-be-eliminated/">Scientific America </a>is definitely against the change and claims the benefit studies don't hold up. Another article from the<a href="http://www.washingtonpost.com/blogs/ezra-klein/post/daylight-saving-time--still-mostly-a-scam/2012/03/09/gIQATaxP3R_blog.html"> Washington Post </a>labels it a scam! Arguments against say it may increase traffic fatalities, it's bad for your heath and effects on the economy are mixed at best. Arguments for say it benefits the economy and saves energy but fail to provide any real or proven data. So why do we still change the time?I guess for now we can appreciate the extra light in the early morning and cozier evenings at home. I am hoping it might get my lazy tush out of bed earlier and inspire me to go for an occasional walk.
Seems embracing it, for now, is the best practice. How will you take advantage of the lighter mornings and darker afternoons?

Estate. Now more then ever that threshold is changing and renters considering a
purchase have to crunch the numbers and make a decision. Rent or buy?
With continuing high demand, low inventory and rising home

Are you making a high enough monthly rent payment that would cover a mortgage? When you figure in your total payments or PITI (principle, interest, taxes and insurance) and tax benefits could you be paying towards your mortgage or are you financing your landlords mortgage? A simple calculator is however, not enough to make a drastic change in your housing. Are you governed by rent control? If not, your landlord can continue to raise your rent every year to match the contiually rising rental rates. Examine and consider your lifestyle. Do you want funds for travel, hobbies, entertaining? Take all your monthly expenses into account. Your rent is not a constant stable number but your mortgage is. Realtors, lenders, analysts and even buyers are always
talking about the spring selling season as THE time to list your home or buy a
home. In Marin Country we do see the biggest influx of new listings in the
spring and flood of buyers who want to get settled before summer.
But is the spring the best time to buy a home? Honestly, the
best time to buy a home is when a buyer is ready! There are benefits and
challenges to every season: Fall, winter, Spring and summer but there is no
reason why you can't make the best out of each one.
Yes, we do see an increase in inventory after the holiday
slow down and end of winter. Sellers are less likely to list their house in the
winter due to the holidays and wet weather and may even take their home off the
market during that time.
So Spring always feel like a fresh new start! New homes,
buyers back from vacation and ready to start their search. There is a release of pent up inventory.

Often the end of a transaction is bitter sweet. The ultimate
goal when we, as Realtors, start working with clients is to find them their perfect
property or sell their home, get into contract and work towards the close of
escrow.
During that process we have the unique opportunity of really
getting to know our clients. It's a very personal process - one that benefits
from clients sharing their likes/dislikes, thoughts and feelings about their
lifestyle.
The first step
towards being The Best Kind of Client is transparency. Often clients feel they have to hold back details of their
search or lifestyle to protect themselves from their Realtor. DON'T DO THIS. If
you have found the right Realtor you should be able to trust them with this
info. Know that we use the information you give us for good not evil.
Price range is the #1 piece of information buyers choose to
hold back. They often feel if they tell their realtor the top end of their
price range the Realtor will only show them homes at the very high end. Bleck!
If your Realtor does this they may not be the Realtor for you. We need the
info! The more information you share with us the more efficiently we can assist
you.
We will absolutely show you homes in the upper limits of
your price range and maybe above and also at the lower level or below. It all
depends on if your needs and wants match up with your budget. If they don't
it's our job to move you towards aligning your goals with your budget.
Second step is
free-flowing communication. Be clear on how you like to be communicated with.
Do you prefer email, phone calls or text message or all of the above?
Third step is
availability. Do you expect your Realtor to pick up every call or return your
call in a reasonable amount of time? Do you expect your Realtor to respond to
your emails quickly or even instantly? I'm just sayin.... the process of buying or
selling a home is not a dictatorship or the job of a sole proprietor. It's a
Partnership. Give your Realtor the same respect and attention you expect.

to the process. Either your ready to find the perfect home, or sell your

It's perfectly acceptable to start working with a Realtor
even if you're not truly ready to pull the trigger but be honest with them and
yourself. Everyone knows how it feels
when one person in a relationship is more committed then the other. It's sad
and pathetic because it makes the one with more skin in the game work harder
and fall all over themselves to please the other. It shouldn't be a struggle -
we don't want to have to convince you to buy or sell. It's an uphill battle an
already difficult process does not need.
Buying and selling Real Estate is a challenging process. It
can be stressful and emotional. It's a huge deal. Working with the right
Realtor and being The Best Kind of Client will make for a smoother and more
enjoyable process. I get attached to
many of my clients. I get use to talking with them regularly and truly enjoy
getting to know them. For me the close
of escrow can be bitter sweet.

interchangeable. In fact, there is a huge difference, which I promise to
explain! But, before I get into that, let me address a more basic question.
"What is a pre-approval and why do I need one?"Here in Marin
County, our real estate market, though active, has experienced a severe
shortage of inventory for quite some time now. A recent check revealed
slightly over a one month supply of homes for sale, while 4-5 months is
considered healthy by many agents and analysts. One important cause of
this shortage is the perception by potential sellers that prices are
still too low for them to sell. With recent appreciation in the market,
this is not necessarily the case, but it will take a while for this
information to filter down and be absorbed by the average homeowner. In
fact, it is a great time to sell! With many buyers chasing too few
homes, it's not unusual for attractive listings to receive multiple
offers, often over asking price.When I represent buyers, I
want to help my clients position themselves in the best possible way to
be selected by the Sellers and their agent from a possible pool of
attractive buyers. Of course, listing agents and sellers look at price
and terms, but really good listing agents also advise their clients to
look at the ability of the Buyer to close the sale. (Accepting one or more "backup offers" is also a common strategy.) The last thing that
sellers and their agents want is for a deal to fall through requiring them to place the home back on the market. At that point, the property often sells for less
money than the original contract, sometimes substantially less. I cannot
count the times I have seen listings come back on the MLS with a note
that says something like: "Back on Market. No fault of property. Buyer
could not perform." This is where a pre-approval comes in.In
today's Marin County real estate market, it is assumed that all offers
will come with pre-approval (not pre-qualification) letters. And local
lenders, who are familiar with the quirks, characteristics, and
requirements of our market, are preferred. A pre-approval is understood to
mean that the lender has received a completed application and has
verified income, assets, and employment. The lender should be prepared
to write a letter stating that the buyer is pre-approved up to X$, and

Napa Valley produces some of the best wines in the world and
is a wine lovers paradise but it has become crowded and expensive to wine taste
there. A tasting can cost between $20-50 depending on the winery.
Sonoma Valley also has top-notch wineries and some of my
favorites. The wines at Sebastiani for example have greatly improved over the
years and are reasonably priced. In Sonoma you can also visit the Ledson castle
which is a must see and great wines.<img src="https://assets.site-static.com/userfiles/601/image/uploads/40/img_3397_400_01.jpg" title="img_3397_400_01" alt="img_3397_400_01" height="300" width="400" class="img_box_center" /> However, my current wine country love affair is with
Healdsburg and the Russian River Valley! Healdsburg has so much to offer.
Fantastic wines, a great shopping district, a variety of accommodations and
reasonable tasting fees. It's just less touristy and crowded then Napa!
This visit we stayed in Guerneville on the Russian River. As
a kid we frequently ventured up to Guerneville as our family friends bought a
Resort on the river. It was glorious in the summer. Run around bare foot, visit
the amusement part, walk across the bridge and buy candy at the 5 & Dime
and swim and canoe in the river!

Guerneville has gone through many iterations since my child

stumbled into the mix and discovered the Boon Hotel, Boon Restaurant and Boon

rep bringing gourmet food and a super comfortable, fresh, clean and fun place
to stay.

After a breakfast of homemade mouth watering biscuits and
French press coffee (delivered to our room) we ventured out to discover new
wines. Not being huge Pinot Noir fans we skipped over most of the Russian River
Valley wineries (sorry Russian River) and headed back to our love -
Healdsburg/Dry Creek and Alexander Valley.
We found two new gems to add to our list of faves! Lambert
Bridge and Ridge. On opposite ends of the tasting room spectrum. Lambert Bridge
is housed in a rustic farmhouse with beautiful grounds and picnic area. Your
greeted by a castle sized stone fireplace and a dimly lit, elegant tasting
room. Wines are rich, layered and pricey and the staff is friendly and knowledgeable.
The Tasting room at Ridge is bright and simply decorated with lots of windows
and oak. Wines are solid and the tasting hostess was personable and made you
feel right at home.

longer takes cash at toll booth starting March 27, 2013. In effort to save the
bridge district money ($16.8 million over the next eight years) and speed up
the traffic flow, all bridge crossers from Marin
County will be paying their tolls electronically. Also, for the first time ever there will now
be a carpool lane (second lane from the right). <a href="http://goldengatebridge.org/tolls_traffic/toll_rates.php#eligiblehours" target="_blank">Please
check this link for the carpool rules. </a>
Basically there are several methods for paying the toll.
1: <a href="https://www.bayareafastrak.org/vector/dynamic/signup/confirm.shtml" target="_blank">Open a Fas Track
account</a> :
This is great for those who frequently cross the bridge and want a discounted
price and are willing to prepay an account.
2: <a href="https://www.bayareafastrak.org/vector/dynamic/signup/VTconfirm.shtml" target="_blank">Pay-By-Plate</a> : This is good for those who cross less
frequently but want the fee charged directly to their credit card instead of
being billed.
3: <a href="http://sanrafael.patch.com/articles/how-to-use-the-golden-gate-bridge-toll-cash-payment-stations#video-13531919" target="_blank">One-Time payment:</a> This is good for those who know they are crossing
soon and want to pre-pay the toll online
or at a local kiosks

This is for those who did not prepay in any form and are crossing the bridge. A bill will be mail to the address the car

So I
think it's time to talk about the elephant in the room. I know, I know, denial is so much easier,
not to mention way more fun, but it's time to get real: fall is pretty much
over. I suppose there's really no good
way to cope with: the rain, getting up in and coming home in the dark and the
cold weather; where you can see your breath in the morning. While we can't bring back the days of sun, I
think it might ease the transition if we made peace with, and embraced, the
rapidly approaching winter.
One of
my favorite things about winter is how it's all of a sudden totally acceptable
to spend your afternoons lazily curled up on the couch with a good book, rather
than doing anything on your to-do list, using the weather as a convenient and
wonderful excuse. And, in my ongoing
search for good books, I have stumbled across a truly amazing Marin secret. I have recently discovered the Friends of the
Library bookstores scattered all about <a href="https://www.bayareamodern.com/communities.php" target="_blank">Marin</a>.
Now this might not seem like that
big of a deal, but to any dabbling bibliophile, the Friends of the Library
bookstores are a truly beautiful thing. Let
me explain; these are bookstores that are run by the Friends of the Library
Chapters, whom are community members that have taken an interest in the health
and growth of each library; where
donated books are sold for very low
prices, and the proceeds are then used to support the library and its many
programs. The books are screened, so
they're all in great quality, lots of trade paperback and hardbacks, and most
are around $1-$2 each. Now you possibly
are thinking, "Oh, but those are probably books that no one has ever heard of
or would want to read". Au contraire,
take a look at the stack I scored for $22 total. <img src="https://assets.site-static.com/userfiles/601/image/uploads/38/book_blog_photo_400.jpg" title="book_blog_photo_400" alt="book_blog_photo_400" height="400" width="400" class="img_box_center" />
Those would be 13 well known books in great condition,
purchased at the Friends of the Sausalito Library bookstore. Sorry for the photo, I know it's a little
hard to see some of the titles, but included in the stack is Water for Elephants,
The Poisonwood Bible, The Curious Incident of the Dog in the Nighttime and Three
Cups of Tea, among others.

Today, the Marin Independent Journal published the 2011-12 API Scores for the Marin Public Schools. Marin public schools continue to score well above the 53% of schools statewide in academic achievement according to the recently published figures. In addition, all but three of the Marin school districts posted gains from the previous year. According to Thomas Lohwasser, superintendent of San Rafael's <a href="https://www.bayareamodern.com/marin-county-schools/san-rafael-schools/">Dixie School District</a>, "you can't always judge a school by its test scores but the 11 point jump in score validates our efforts."

buyers compete for a limited supply of available homes. What's going
on here?Many potential sellers still seem to be under the
impression that it is not a good time to place their homes on the
market, and are postponing their plans to relocate, downsize, or move
up. It is true that prices are not what they were in 2006---but they are
a far cry from the lows of 2009! Seller reluctance has resulted in the
following statistics (believed accurate, but not guaranteed) as of July
31.There were 223 single family residences (SFR) and 53
condominiums (Condo's) sold in July in Marin County. In 2011, it was
172, and 49, and in 2010, it was 166 and 41. Inventory of available
homes in July was 563 SFR's and 105 Condo's. The previous year,the
numbers were 1034 and 386, and in July of 2010, there were 1290 SFR's
and 381 Condo's available for purchase. A client recently made an offer
on a home that was newly-listed, went significantly over asking price,
was one of 11 offers, and was not in the top half. So, Sellers may want
to re-evaluate the quality of this market as it relates to their goals.
Admittedly, prices are not what they were a few years ago, but the
market is active, interest rates are at historical lows, and
well-marketed, well-priced properties are selling quickly, and often for
over asking price. The ratio of sale price to list price in Marin at
the end of July was .989% for SFR's and 1.005% (meaning they actually
went over asking price, on average) for Condo's. New listings continue to lag, with
only 223 SFR's and 53 Condo's listed during the month of July, they
barely kept up with the number of units sold. Months Supply of Inventory
(MSI) in the County continues to drop, with a 2.5 MSI of SFR's and a
2.0 MSI of Condo's as of July 31. This compares to 6.0 and 7.9 in July
of 2011, and 6.0 and 9.3 in July of 2010!
San Diego, California-based DataQuick, a real estate news service, in an <a href="http://www.dqnews.com/Articles/2012/News/California/Bay-Area/RRBay120815.aspx" class="highlight" title="Data Quick Bay Area Real Estate News">article dated August 15</a>,
and captioned "Bay Area Home Sales and Prices Continue Upward Trend".
Noted that home sales in the Bay Area rose on a year-over-year basis in
July for the 13th continuous month. The article stated that the Bay Area
market is "re-balancing slowly" from "low-end bargain chasing" to
"increasing activity in the mid and move-up markets". The article went
on to note that absentee buyers (mostly investors) purchased 22.6% of
Bay Area homes in July, and that all-cash buyers accounted for 27.3% of
Bay Area sales during the month, up 26% from a year ago. The article
also mentioned that jumbo loans (over $417K) represented 38.5% of July's
"purchase lending", the highest since December of 2007, when it was
38.6%.
The increase in jumbo loan availability and use is fueling the
demand for mid-range and higher homes. Loan guidelines have eased, and
mortgage money is available for qualified buyers. Strict appraisal
standards are holding prices to more rational levels compared to the go-go
days of a few years ago, but many homes still garner multiple offers and
go significantly over asking price.
Buyers need not be discouraged. Following the advice of a good,
persistent REALTOR, it is still entirely possible to find the home of
your dreams. But sales happen fast, especially on attractive listings,
so the home that comes on the market on Wednesday or Thursday may
already be in contract before the open home on Sunday. It is a better

According to Joby, the units are receiving the finishing
touches and are scheduled to be complete and ready to lease in the middle of
August.

The units were originally intended to be sold as high-end
luxury condominiums so attention to detail was crucial. Some of the finishes

They will also be offering BMR units but the details on
price and # of units available was undetermined.
33 North seems like the ideal place for busy professionals
looking for luxury living and low maintenance with ease of commute and access
to services or for those relocating and need a short term housing solution.

and the rooftop community space. Viewing the building from the 101 Freeway you
might think the road noise would be prohibitive but it's not.
Location is convenient, finishes are high end, building is
secure and many of the units have large outdoor spaces and some with views of
the nearby hills and Civic Center.
Nearby you have the Thursday and Sunday Farmers market,
Marin County Fair in the summer, The JCC gym and pool facilities, Northgate
Mall just across the freeway and close proximity to the coastline and open
space in China Camp.

A friend called recently who is selling her home on
Bainbridge Island. She wanted my opinion
on what she needed to do to get her home ready to sell based on what her
realtor recommended. Everything her
realtor told her sounded exactly right.
My friend divorced several years ago and now that her
kids are launched it is time to sell and start a new chapter in her life. Our conversation turned to paring down and
getting rid of "stuff." "Out with the old
in with the new," I said, maybe a little too glibly. My friend was lamenting how
hard it is to let go of many cherished possessions and memories even though so
much of it is just "stuff."
After hanging up the telephone, I picked up
the newspaper to find an article by syndicated columnist, <a href="http://www.marinij.com/lifestyles/ci_20894671/marni-jameson-how-make-new-place-feel-like?IADID=Search-www.marinij.com-www.marinij.com">Marni Jameson</a> on the
very topic my friend and I had been talking about. Ms. Jameson's column really hit the nail on
the head when she wrote about her family's multiple moves, reflecting different
ages and stages, kids off to college, moving for new careers, elder care for
parents. She said, "I feel like a misplaced person, we've all pulled up stakes
and are trying to figure out what constitutes home."
While putting down roots is great, moving is a fact of life
for many families. When your turn comes, the following tips may make the move and transition easier:
Know what you love
and take it with you. Most material belongings don't matter but some
do. When packing and getting rid of
things, ask yourself what would break your heart to leave behind and what
brings you comfort. Don't get carried

Create a familiar
space. While we might like to change

recreating the same look from the past is comforting. Maybe not in every room
and every space, but giving your home a familiar look and feel can make the

Find a new routine.
Moving can be disorienting until you find a new routine. Whether good friends
and familiar places, an exercise class, running trail, coffee hangout, restaurant
and stores you frequented.... Once you
figure out what you need to be happy, a gym, walking path, grocery store, café,
bookstore, friendly like-minded people ...you'll begin to feel happier and

Embrace change. Even if moving wasn't your idea or in your
plan, embracing change will help you adapt.
Once you know what it takes to "settle in" it will boost your confidence.
Other changes won't seem so daunting. It's not to say that you won't miss what you've left behind, but hopefully if you've followed Marni Jameson's advice, you will have
a few things you love, a home that feels familiar and comfortable, a new
routine that begins to feel like your old routine, and the confidence to know
you can do anything.
Back to my friend on Bainbridge Island who started talking
storage units, saving stuff for when her kids have their own homes......stop, I
said! Resist the temptation. It won't get easier, it will just cost money. Once you've moved and embarked on a new life, the last thing you'll want to do is go back and revisit a storage locker and
sort through boxes of "stuff" you should have donated, given away or discarded
at the time you were moving. one of those classmates sends you an IM asking you to help him list and sell
his family home?
BINGO! I did all of these things. Now, I have always been
that person that likes to keep in touch with everyone so for me Facebook is a
great facilitator and extension of what is the norm so getting a client out of
it was a bonus!
35 Bryn Mawr was home to my high school classmate and his 4
brothers and sisters. To be honest, until I received the message I had no idea
that street I have been passing by for years was called Bryn Mawr.
This lovely family home sits on the edge of the Marin
Academy Soccer field, has 3 bedrooms 2-1/2 baths a huge bonus room, a pool and
dead on views of Mt. Tam.
When I met my classmate and one of his older sisters at the
property they were faced with the daunting task of sorting through 50 years of
their lives. There father had been living in the house and had just passed so
now it was up to them, the trustees, to decide how to best prepare the house to
be sold.
There were family meetings, dividing up of memories,
donations to charities and finally when all the meaningful items were carefully
distributed the rest had to be disposed of. Once the house was empty we
painted, carpeted and did some deep cleaning and put it on the market.
Bryn Mawr Park sits just East of the Forbes neighborhood in
San Rafael and around the corner from the historic <a href="http://falkirkculturalcenter.org/" target="_blank">Falkirk Mansion,</a> The San
Rafael Public library and <a href="http://www.thebelrose.com/" target="_blank">Belrose Studios </a>(where I took ballet for for 6
years). It's a great "walkable" neighborhood with a <a href="http://www.walkscore.com/score/35-bryn-mawr-dr-san-rafael-ca-94901" target="_blank">89 walkscore</a> so getting
around on foot or bike is a breeze.
We received a lot of attention and received an offer within
a week and were shortly in contract.
I obviously represented the seller but I met the buyers and
they are a lovely family looking for new San Rafael home. Since the house was
in mostly original condition, they have the benefit of reimagining the property
into their own unique space.
I hope they get as many wonderful years with family and
friends in that home as my clients did. I know, from meeting many of the
neighbors, they were well liked and respected. Best of luck to the new owners!

<a href="http://www.agriculturalinstitute.org/our-story/" target="_blank">The AIM (Agricultural Institute of Marin)</a> founded in 2004
and born out of the desire to promote and support the "Buy Local" movement
manages the Marin County farmers markets. The first farmers market in Marin
County was in 1983 at the Civic Center and it remains today as the largest
market in the Marin area.
29 years later, year round and seasonal markets have popped
up all over the Bay Area including 19 just in Marin County.
Farmers markets hold a special place in my heart. In 1981 I
left for college. Ok, so college was only a 75-minute drive from Marin but it
felt like a different world. In Davis, my favorite thing to do on Saturday
mornings was to visit the local farmers market near campus. I didn't go every
Saturday - I was in College and well, sometimes the Friday night events trumped
getting up early to peruse fresh veggies and seasonal fruits. Don't judge me!

from the un-reality of campus life, making deposits in my visual bank and of
course collecting a few treats to share with my roommates.
From those early days, before the first rumblings of the
"Buy Local" movement it just felt right. Buy direct, buy fresh and just buy
what you need more often.
As a young child my mom brought us to the first Health Food
stores in Marin and while at the time I was mortified and hoped no one would
see me, my moms early adoption to organic produce from small local farmers,
made a lasting impression.
Thank you Mom! I am hyper aware of organic vs. non organic,
how many grams of sugar a product has, are there 5 ingredients or 50 on the
label. I have passed this on to my son but as a teenager he has discovered donuts and girl scout cookies!
Shopping at farmers markets not only supports the local
farmers and the Buy local movement but also gives you a "no-brainer" approach
to shopping. You don't have to read the labels or wonder if you are buying and eating
healthy. Fill your cart with bright leafy greens, sun drenched fruits and maybe
some local meats and fish!
Having a dinner party? That is a great time to hit the
Farmers Market and create a menu based on the seasonal offerings.

Attractive new listings are flying off the shelf, often in their first week on the market, and, not infrequently, with multiple offers --sometimes going substantially over asking price. Sellers----can you count on this? Not necessarily. But if your listing is well prepared, priced, presented, and marketed, don't be surprised if it does happen.What is going on here?The current supply of housing inventory for sale is extremely low--- only 3.1 months for Single Family Residences (SFR) and 2.9 months for Condo's. In both cases, this is more than 50% below the available inventory in April of 2011. Year-to-date numbers of homes sold are up as well, in spite of low inventory---running nearly 16% ahead of April '11 for SFR's and more than 19% for condo's.Of 1222 SFR and Condo properties listed for sale on the MLS on May 20, 564 were in contract, or 46%.In Novato, the number is even higher, with 165 of 266, or 62%. But in Belvedere, only 8 of 25 listed properties, 32%, were in contract on May 20.What this tells us is not necessarily that buyers prefer Novato over Belvedere. Looking County-wide at SFR's and condo's under $1million, we find 58% in contract, while only 15.8% of over-$3million listings are in contract.There is a message here for Sellers. A large portion of the market has turned.For would-be sellers, this may be the best opportunity in several years, with ultra-low interest rates and frustrated buyers out in droves snapping up everything in sight, especially in the "lower" end of the market. he started painting when he was a smoke jumper in Alaska, witnessing some of
the most spectacular scenes of nature and having the experience of a
lifetime. After a long career as a
paramedic he retired a couple of years ago to pursue his art full-time and with
great success. When he's not painting, Davis is checking in on elderly
neighbors, traveling to disaster zones with a specialized Red Cross team or participating

According to another informative article in <a href="http://www.usatoday.com/money/economy/housing/story/2012-03-04/cnbc-real-estate-is-it-time-to-buy/53338660/1" title="USA Today Article - Invest in Real Estate" target="_blank">USA Today</a> Real Estate is a sound investment despite the continued ups and downs.
The national Real Estate market will probably continue to
adjust down through 2012. Foreclosures are not going away any time soon and
definitely effect home prices. However, as the article clearly states, don't pay
attention to the national market. What is your local market doing? What is happening today, in Marin County?
Marin County has always been a unique Real Estate Market.
With the abundance of open space, close proximity to San Francisco and lack of buildable land for development it truly is a Real Estate gold mind. I find
myself saying to prospective buyers, they aren't making any more land in Marin so by owning a piece of it, you just can't go wrong investing in
Marin County Real Estate. Yes, I just said that and I believe it!
Check out the <a href="http://dqnews.com/Charts/Monthly-Charts/CA-City-Charts/ZIPCAR.aspx" title="Median Home Prices" target="_blank">median home prices in Marin county</a> compared to
other California counties. Marin County is one of the wealthiest communities in the United States.
We have seen the median home price increase year to year in
many cities like Corte Madera, Belvedere, Tiburon, Greenbrae and San Anselmo.
Others have adjusted down. San Rafael and Novato, the two largest cities in
Marin see more fluxuations due to their size and variety of property values. But we are still more than double the national average for median home price is all cities.
The message across the board from financial voices to investors
is loud and clear - Invest in Real Estate now, next month or as soon as you are
ready! It's time to leap over that fence and get in the game!

Buyer Questions: Part 1
Anyone who maintains a blog or has ever written an article
for a blog eventually faces the question - What should I write about?
The best piece of advice I received from the countless
webinars I attended on blogging was - Write about the subjects you talk about,
email about and discuss every day with your clients and friends. As Realtors, we
entertain questions about the market, the process, the community and even our
jobs every day. It's awesome and one of my favorite parts of being a Realtor -
sharing information.
If you have questions, especially the ones you aren't asking
because you think they are stupid - you are not alone (and your questions are not stupid). The Real Estate/lending world
has been turned upside down for better and worse, so if you are a First Time
Home Buyer or a buyer/seller re-entering the market your questions and concerns
are the same and as numerous as countless as others out there.
Here is one of the questions I receive on the regs!
Question: Why has
that house not sold? Is there something wrong with it?
Answer: Possibly! But
more likely one of two key reasons.
There are two key reasons why listed homes don't sell in a
reasonable time.
1.
Price
is too high - This truly is the #1 reason homes don't sell.
a.
The first 15-30 days a home is on the market is
crucial. This is when it will get the most attention from the Realtor community
and buyers.
b.
Ex: you price your house at $925,000 when in
realty your home should be $899,000. The first number is key. Buyers searching
for homes up to $900,000 will miss yours.
If you don't adjust the price after 1-2 weeks the house will sit and get
stale and the longer it sits the less buyers are willing to pay. List price to
sale price ratios drop as the house sits.
c.
Motivation plays a huge role in how aggressive
sellers are with that initial price point. We still see many sellers who are
unrealistic about what their homes are worth. These sellers are hanging out in
2007 when properties were selling for over asking and buyers couldn't close
fast enough. If sellers are not in a hurry to sell or don't NEED to sell they are more likely to
want to "test" a higher price.
d.
Unique properties that don't have a lot of comparable
properties are also difficult to price and sell. These require more effort on
the listing agents part to find the right buyers for that property.
A home is truly only worth what a buyer is willing to pay!
2.
Property
has "issues" - This could be a variety of things.
a.
The house could have tenants and those tenants
are not super excited about their home being sold and therefore aren't cooperative
about keeping the place clean or making it easy to show. A cluttered, dirty
house is not easy to sell. Potential buyers need to be able to see their lives
(and stuff) in the house not see how you are living yours. In addition, if you
can't get the buyers and realtors in easily they will move on to the next one.
b.
A home may have very specific features like a deep-water
dock or it was designed by a famous mid century architect and is in
original/historic condition. These are features that are not going to appeal to
the masses. A well-priced 3-bedroom/2-bath home in a desirable neighborhood
with a good school district that is turnkey is the mass appeal property.
Or...that last house on the block that is screaming for some TLC, "good bones", and
well cared for but original condition.
c.
Serious material defects - major fixers are
sometimes difficult to obtain loans and buyers must come in with cash. All
lenders now require an appraisal. If the appraiser comes out and finds, "health
& safety issues" (and this is very subjective), the lender may require the
seller to cure them or if too drastic may not lend on the property.
However, there are many other reasons why a property may sit
on the market for 90, 120 or even 365 days and still be a great property for
the right buyer. "The Market" constantly shifts as buyers needs change but
there are always those properties that sell the minute the realtor community
gets a whiff of them and others that for one reason or other sit and marinate,
waiting for the perfect buyer.

as to predict the future. Instead I'll defer to the expert, Karl Case,
co-creator of the <a href="http://www.standardandpoors.com/indices/sp-case-shiller-home-price-indices/en/us/">Standard & Poor's/Case-Shiller Home Price Index</a>, considered
the Dow Jones Industrial average of real estate.
In a recent article in the <a href="http://www.nytimes.com/2011/12/31/business/three-experts-prognosticate-on-2012.html?_r=1&ref=economy">New York Times,</a> it said the
relentless decline in the Case-Shiller home price index since the financial
crisis has many experts predicting a further decline in home values in 2012. "People are discouraged and fearful," Mr.
Case said. "They thought home prices would never go down and now they think
they'll never go up." Even though home
prices on average are where they were in 2003, Mr. Case thinks the data masks signs
that point to recovery.
The 20-city composite index of home prices hit bottom in
March 2011 according to the New York Times article and have improved modestly
since. Signs pointing to recovery
according to Mr. Case are "household formation is increasing, vacancy rates are
dropping and housing starts are at a 60 year low and have been there for three
years. That's unheard of."
The final take away from <a href="http://www.wellesley.edu/Economics/case/">Mr. Case</a> is this, "If you
think of a house as a consumer durable and you qualify for credit; it's
unbelievable how cheap housing is relative to previous years. Mortgages are cheap. If you're buying a house or apartment to live
in and pay for it over time, and can afford the payments, then it's a terrific
time to buy."NOW is the time to create an action plan for achieving

homes </a>in Marin County are considered "real property" and taxed at the same rate as land
based homes which is 1% plus parcel tax, school bonds, special
assessments etc. However, depreciation is taken into account so the
assessed value that the tax base is calculated on can be lower
(sometimes considerably) than a land based home for the same sale price.
They take into account age of property, location and a few other
criteria.<br />Here is an example: <br />9 Commadore Heliport
sold in July 201 for $420,000. They "enrolled" it or valued it, after
calculating the depreciation, etc at $150,000 so that is what was used
for the tax base.<br /><br />There are also some rare exceptions with floating homes that are not parceled and don't have a parcel map. They are called Anchor outs and most are located in the Gates Coop. These are not taxed but again there are just a few occurences.<br /><br />The assessors office will also provide a rough estimate of proposed taxes if there is a property that is of great interest.<br /><br />To
sum up...the property taxes may be slightly less to considerably less
for a floating home vs. a land based home in Marin but each one must be
individually assessed based on location, age, condition, etc.Regardless of whether your interested in a Floating home, Condominium or a Single family home in Marin County, I would love to discuss your Real Estate needs with you.
