Brexit - What does it Mean For Marin Real Estate?

2016 has proven to be an unusual year for the Marin real estate market. With the equity markets in turmoil over the exit of Britain from the EU (and the resignation of their Prime Minister), there will be a delay in U.S. interest rate hikes for the foreseeable future.
While that bodes well for our real estate market, the free fall of equities needs to be contained lest we see a fallout in real estate prices come this fall when bonuses are paid.
So many of our buyers rely on the benefit of their equity position for their down payment that Marin is likely to see a home price correction unless the international market corrects itself and fast.
Locally, we are certain to have continual expansion of tech companies and a continued inflow of top-level employees to our region. Thus, a need for homes and quality schools. All of which won’t change over the next year.
The demand for Marin housing has sustained positive levels of growth for over four years now. However,  I anticipate flat...

Marin County Fair - Why You Should Go

marincf1_400Starting on June 30th and running to July 4th is the 75th Marin County Fair in San Rafael.I love the fair! Especially the bands that play outdoors.

This year there is also the Global Marketplace, plus the usual art,  photography, and a fireworks display every night! Another favorite of mine are the 4-H farm animal competitions. My kids gravitate towards the rides but I think it is more about hanging out with their friends if truth be told

Global Marketplace & Competitions
Showcasing some of the best local and global products and services is the Global Marketplace. Rules are set in place for each vendor to allow the Marin Fair to continue being the “Greenest County Fair on Earth,” such as using biodegradable or reusable bags and serving food samples in compostable containers. A Global Marketplace...

Sleepy Hollow Is Hot These Days

Prices  increased here in "the Hollow" even as inventory decreased.

This past month 1359 Butterfield sold for $3,300,000 which is a record for this part of the 'hood'. There were two offers.

Shortly,1360 Butterfield is going to come on the market for $2,900,000. It was purchased last year for $,1515,000 and is now rolling out with added square footage and a whole new look. Think: Restoration Hardware meets Sunset Magazine. (Let me know if you want a sneak peak.)

As of this writing only three homes have sold in Sleepy Hollow since the first of the year. By this time last yeear, six homes had sold. This is the story all over Marin right now. Inventory has been down, sales have been down and prices were trending up. I say "were" because while homes are selling for record high prices both in the Hollow and elsewhere, there is a feeling here in Marin that prices are on the verge of correcting. In the past seven days, 20 homes had their prices reduced.

Case in point, 71...

124 Park Place, Petaluma, Ca. 94954

Petaluma is hot these days. The train is coming this year. Downtown is vibrant. The restaurants rival the wine country but are significantly less expensive.

I have a condominium  off North McDowell Blvd on the Eastside. Check out the virtual tour at: 124 Park Place 3-D Tour

It has a new kitchen and bath. There are three bedrooms and the master is quite large with a walk in closet. There is both a living room AND a den. Park Place is sunny, clean and best of all QUIET considering its proximity to East Washington and the 101. The courtyard in the back is a small sanctuary with a mediterreanean feel to it and a side gate onto the front. Low HOAs.

Come see it Sunday April 3 1:00 pm to 4:00 pm. or call me for a private tour: Anastasia at 415-302-4123.
