Finding a cost-effective and buildable lot in the more established East Bay neighborhoods of the Berkeley and Oakland Hills can be a daunting if not impossible task. And finding such a lot is only half the battle. The rigorous and costly due diligence process most often includes geotechnical surveying, civil and structural engineering, city planning and permitting, architectural studies and design, just to name a few.
On rare occasions buyers are presented with the perfect opportunity to purchase land where all of these requirements have already been addressed....
2027 Market Street, #12 San Francisco CA 94114 - Lucky to
have our Clients!
I adore most of my clients. When you work with someone to
buy or sell a home you spend a lot of time with them. Getting to know them,
their families, where they work, what they do in their spare time. It's a very
personal process and the more we know about our clients the more effective we
are in finding them the perfect new home or the perfect buyer for their current
home.
Close of escrow is a little like breaking up! We go from
texting, talking, emailing, touring on a regular basis to nothing. I stay in
touch with all my past clients but the moment after close of escrow is bitter
sweet and I miss the daily contact and the thoughts of how I can best help them
swimming around in my head. I always feel a loss after handing over the keys.

Located in the very sought after West
Oakland neighborhood, 892 20th St is part of a 16 unit subdivision
that was built in 2008 and converted earlier this year into single row homes. in a competitive East Bay market, it was great to find a home that wasn't part of the current bidding war that seems to be quite common in Oakland right now!
My first time buyer was looking for a place close to public transportation with the ability to rent out one of her rooms. This newly renovated 2 bedroom, 2 bath townhouse, close to BART and the trans bay bus fit the bill! All new appliances, a great outdoor patio and a garage in a gated community closed the deal!
Congratulations to my first time buyer!Â

687 Cedarberry San Rafael, CA
94903 - Has It's 2nd Owner

687 Cedarberry in the Marinwood/Lower
Lucas Valley neighborhood is an original Eichler built in 1957 with all the
other Eichlers but this one is unique. My clients will be the second owner of
687 Cedarberry Lane in its 59 years in existence. During our inspections we
found this original letter from Eichler pinned to the wall in the garage.

My clients were not familiar
with the Eichler homes or the cult like following they attract but after just a
few...

A magical property is
about to come on the market in West Petaluma. Located at 919 Skillman Ln, the sellers have restored this
wonderful 1930s farm house, water tower, and studio in a style respectful of
the original architecture.
If you are unfamiliar with Petaluma's history, the town
thrived as a farming community supplying eggs to much of the west coast from
the 1920s to the 1950s. Many of these farmers were Jews who immigrated from  Eastern European cities with no experience
farming. The poverty they suffered in Europe as well as cities like NYC,
Chicago, and San Francisco drew them to this sleepy town. The owner of this
property at ...

It's always exciting handing over house keys to your first time home buyers. Although we encountered many delays to closing this sale due to numerous required City permitting re-inspections, the sale finally closed just in time when my client had to vacate her current rental. The home was listed for $599,999 and our offer prevailed in a mutliple offer situation at $715,000. The best part is that absolutely everything on this home has been remodeled, from bathrooms to the kitchen, foundation and roof, and even the siding and the plumbing. With an oversized yard and large garage, this home is truly a rare find in Oakland's Fruitvale district. Now that the anxiety and wait is over, best wishes go out to my client on this new chapter in her life!

I had the pleasure of representing the seller, a long-time
friend, who is retiring and making a major life change by moving to the East
Coast. Talk about a seller who had
crossed all the t's and dotted all of the i's, my client had meticulous records
of all of the work and improvements she had made to the house. She even went the extra mile on all of the presale
inspections to insure a smooth transaction. Her hard work and dilligence paid off when the right buyer came along.
