2012 SUMMARY
This year home prices are on track
to register their first yearly gains since 2006 and the strongest year since
the housing market fell off a cliff. The rise is due in part to stronger
demand, a fall in inventories, and continued low home loan rates.
Pushed up
by rising sales and a decline in supply, home prices climbed more than forecast
in the last quarter of the year, indicating a rebounding real estate market
will bolster the U.S. economy for the first time in seven years.
While
the California housing market continued to show strong sales growth since early
2012, the lack of inventory remained an issue throughout the year.
With
an imbalance between supply and demand, home buyers have been fiercely

Greenbuild Conference 2012 - Top 10 residential applications!

In early November San Francisco was fortunate to host the
2012 Greenbuild conference. A perfect
setting for a conference focused on energy efficiency and sustainable building
practices. Under the leadership of our former Mayor Gavin Newsom, San Francisco
became one of the ‘Greenest" cities in the country.
According to the Huff Post report San
Francisco is the #1 greenest City in the US based on public transit, energy
and food.

Finally....after numerous
attempts competing with cash buyers/investors, my wonderful and patient client,

The perfect all occasion cake is my favorite cake- a sherry cake my mom made when I was a child. She got the recipe from a co-worker back in 1965 and it has been a crowd pleaser ever since. I am not much of a cake person or recipe swapper, but everyone seems to LOVE this cake so I feel compelled to share. The unique flavor and a very light lemony glaze is what make it so yummy. The lack of heavy frosting means it perfect for an anytime dessert, birthday cake or a little sweet with coffee & tea. So if you want to bring a dessert that everyone will enjoy try this recipe. FYI-you'll need an angel food cake pan.
