I just represented the buyers of 939 Del Ganado Rd, a well-maintained Eichler home in San Rafael which closed escrow yesterday for $705,000.

Built in 1961, this well kept 4 Bedroom / 2 Bathroom, atrium model Eichler Home (1,785 sq ft per tax records) was located in San Rafael's Terra Linda neighborhood and fit my clients needs perfectly! Property features included new flooring, new interior paint, 2-car garage parking, an upgraded solar hot water heater for the home, and an in-ground solar heated swimming pool.

1783 Quesada Ave, San Francisco - Sold by San Francisco Modern!

I am pleased to announce that I have represented the buyer of 1783 Quesada Ave in San Francisco!

This was a bank-owned property located in the Bayview area of San Francisco, with 2 bedrooms and 2baths.  Although it needs a little work such as updating the kitchen and baths, it has nice details including large rooms, hardwood floors, fireplace,  large windows, nice entry and lower level family room, backyard and 1car garage. Best of all, it's light and bright and sits up on a hill at the top of Quesada St. and has VIEWS all the way to the Bay and beyond.

The buyer got an amazing deal for a single family house in San Francisco - $290,000!   He purchased it with FHA financing and the entire transaction was extremely challenging. Because it was a bank-owned listing and needed work, we came across many issues that everyone had to work together to resolve. Most interesting was the fact that this was the second time this buyer and I had made an offer on this particular property - and he was able to buy it for $10K less than his original offer price....it's a long but fun story and one I'm glad to share, if anyone...

Lock Down that Pre-Approval!

Over the past couple weeks I've received numerous calls from frantic borrowers who had opened escrow, but were still attempting to line up their financing. Apparently, some hadn't even begun the approval process, while others discovered that their approvals were empty commitments.

Borrower Beware: the loan process is infinitely more complex and time consuming than even last year. Lender guidelines are constantly shifting, banks are understaffed, and everyone is busy. When you need financing to purchase a home, the last place you want to find yourself as you enter into contract is at the end of a long line. You should also know that when issuing their "pre-qualification" letters, major lenders seldom do any work beyond pulling credit and gathering basic information. TBD purchase transactions that are not in contract are almost never fully processed, much less underwritten. Instead, they tend to sit by the wayside, gathering dust until you have an accepted...
