Last week I was lucky enough to be invited to a talk that was being held at the headquarters of DPR Construction in San Francisco. The discussion was all about Net Zero Energy building practices and the gradual trend towards energy efficient design and building. What better place to have this discussion than in San Francisco’s first Certified Net Zero Energy Commercial Building. The panel was made up of several industry leaders in this particular field as well as the well renowned author Chip Conley.
As our industry gradually...
How many homes are for sale in some of the towns in Marin right now?
I just pulled the fresh stats and as of today, there are:
-
10 homes for sale in Belvedere ranging in price
from $2,5M-$8M
-
39 in San Rafael ranging from $675K-$7M
-
16 in Mill Valley ranging from$890K-$7M
-
7 in San Anselmo ranging from $675K- $4M
Are they selling fast? Yes, but ONLY those that are priced
right. The Marin market has been plagued by low inventory for years which has
favored sellers. But what I experience right now is an interesting combination
of a "sellers market" and ultra discriminative buyers. More than ever, this
puts pressure on us realtors to ensure that homes are listed at "the right
price". Â
High-end homes usually takes a bit longer to sell, which
partly explains why the 10 homes currently listed for sale in Belvedere has
been sitting there quite some...

Thinking about doing some redecorating or remodeling in 2016 and not sure where to start?
Elle Decor recently wrote an article about the design trends they predict will be huge this year, some of which have been popular for several years, while others are a relatively new trend. Paying attention to design trends can be key, especially if you're thinking about selling and want your home to show at its best.
Included in the 2016 list:
1. Black stainless steel appliances (this is a newer trend that is becoming popular)
2. Formal Dining Rooms (Making a comeback, versus the open concept layouts that have been popular for many years)
3. Mismatched cabinetsÂ
4. Heated entryway floors (Less common in California)
5. Bold bathroom mirrors...
Are You Considering a Floating Home Purchase? Part 2
Ready to make an
offer?

The floating home real estate market has drastically changed
over the past several years as the homes have become a viable alternative for
affordable water front vacation homes and retirement/empty nester destinations.
The increased interest, along with a limited inventory has driven the prices
up. However, they are still selling at a lower price per square foot then other
Marin water front homes and homes in Sausalito.
In the past it was possible to purchase many of the homes in
the $500-700k range but those averages have changed with the recent sales of
homes in...

SOLD! 106 FOREST LANE SAN RAFAEL, CA 94903
Â
I had
a blast preparing, marketing and selling 106 Forest Lane in San Rafael, CA
94903 for my wonderful seller clients! Within moments of closing escrow, my
client posted the following review on Yelp.
"Thanks
to Hilary Davis of Marin Modern Real Estate, my husband and I just closed
escrow on a San Rafael rental condo today. Having bought and sold many houses
and condos in Novato, I had experienced many realtors but never someone with
Hilary's skills. Believe it or not, I found her via rave reviews on Yelp (thank
you, Yelp!).
Hilary is patient, thorough, and relentless in selling a property....

Happy New Year!
As we enter a new and exciting year in 2016, I just wanted to share with everyone a quick summary of what SF real estate market would look like in 2016, as I've been recently reading many reports released by various sources including San Francisco Association of Realtors, California Association of Realtors, Fannie Mae etc.

Price: The San Francisco median sales price was up 15.7 percent(y-o-y) to $1,150,000 in 2015. Home prices should continue to rise in 2016 but perhaps at a tempered pace as the market approaches a natural balancing point. As Fannie Mae sees it, the year ahead will be less like a person in love and more like one in a satisfying long term relationship.
Inventory: Inventory went down by 3.7% in 2015. It...
