Is the Sale of 50 Rutherford Ringing in a New Sound for the New Year?

50 Rutherford,  San Anselmo, is a Mediterranean gem located in the Hawthorne Hills neighborhood.

It came on the market in early December. It showed itself well; bathed in full winter sun sporting a big, sunny back yard.

Wih only two bedrooms and one and a half baths on a lovely, quiet street near to Fairfax's iconic Good Earth Market, not  just a few

of my clients thought the price would go down, not up.

I tried to explain the tangibles and the intangibles: architecture, lifestyle, schools etc.

In addition to the style and setting, this home is located in San Anselmo's

Ross Valley School District boundaries; Brookside Elementary, I think.

This gem of a home came on the market priced at $799,000.

It closed in 20 days for..... $965,000! (The price has no typos, by the way.)

It sold for over 120% of list price!

Yes, it was cute as a button, but it was not turn key.

The kitchen was sweet but dated. Not all the other components were up to date.

Is this an indication of what we can expect this spring? If so, buyers beware!

Sellers, this may be a great opportunity to cash in.

A word about selling in December....No competition. This home had multiple offers and sold for all cash.
