[72 Townsend] Hot New Construction @South Beach!

Happy Easter everyone!

I had a chance to do the hard-hat tour on one of the most anticipated new constructions in SF, 72 Townsend, yesterday with my SF Modern colleagues, so wanted to share some info about it. It's located in a great block of South Beach, walking distance to shops, restaurants, embarcadero, ballpark, hwy 280 etc. And most of the units come with either a huge terrace or a balcony which is highly sought-after in this sunny part of town.

However, this fancy condo comes with the hefty price of min. $1200+/sqft which is indeed somewhat common in this neighborhood, but still more expensive than many of the existing constructions. For example, the average $/sqft of The Brannan(229-239 Brannon St) is $1,230, 200 Brannan St is $1,002, 88 King which is right in front of 72 Townsend is $1,177, and the Beacon(250-260 King St) is about $840! (*The average $/sqft is calculated based on the units sold since Jan 2014)

As you can see in the video, the building is still under construction so it maybe hard to imagine how it would look like when it's all finished, but at least you can visualize the layout and check out the views you will face from the windows. The good news with any new construction is that you can  customize the finishes incl. floors, kitchen cabinets, paint color etc.

KB Homes(developer of 72 Townsend) is releasing only 3rd and 4th story homes for now, targeting the move in date of late summer this year or early fall. The building is 8 stories total with the first 2 stories of parking spaces so the 3rd floor is the first residential level.

*Please remember! If you ever happen to visit the sales office without a Realtor, please think of adding one of SF Modern agents as your Realtor since it absolutely costs you NOTHING, and there's no reason for you to give up your right to be well represented by a proferrional since developers will just keep the commission entitled to you if buyers have no agent on their side!
