Is Oakland the new Marin? Buyers are flocking to Oakland to purchase homes when they realize they have been priced out of Southern Marin. My lovely buyer clients have been looking to upsize, from their 3 level Mill Valley condo, for several months. We made a handful of offers but with the continued demand and historically low inventory in the under $2m market homes are selling for 5%-10% over asking and higher. We were outbid every time.

My clients and I watched home prices inch up in Mill Valley and the 3 bedroom, 2 bath home they were looking for was suddenly out of reach. So, they did what many potential home buyers do, they went East. East Bay that is! They quickly realized their dream home was not tied to one specific location and if they were flexible on which side of the bay they lived on they could get the home they wanted.

The key to finding a home in this market isn’t just knowing what you want and narrowing down your search criteria. The more important factor is being flexible.
