100 % Financing on 2014 Loan Limits for Bay Area Counties

The U.S. Department of Veterans Affairs (VA) has recently released revised county loan limits for loans that it guarantees. (The VA does not lend but, instead, guarantees loans underwritten by private lenders.) Eight out of nine Bay Area counties saw their limits increase from 2013 levels. Solano County's loan limit remained set at $417,000. While many lenders do not offer 100% financing over certain amounts, Pinnacle Capital Mortgage is able to loan against the full purchase price up to VA county Limits in California for eligible veterans with full benefit. This includes coverage of the funding fee and closing costs. Here are the 2014 VA loan limits for Bay Area counties:

Alameda:        $1,050,000

Contra Costa: $1,050,000

Marin:             $1,050,000

Napa:              $575,000

San Matteo:    $1,050,000

San Francisco: $1,050,000

Santa Clara:    $827,500

Solano:            $417,000

Sonoma:         $500,000

Veterans interested in financing a purchase (or refinance) with a VA-backed loan should begin the process by verifying their eligibility through the VA's website (http://benefits.va.gov/homeloans/purchaseco_certificate.asp). Once eligibility has been confirmed, the borrower should get their Certificate of Eligibility (COE) to verify their eligibility for a VA-backed loan to their preferred lender.
